The Condominium Act has finally mandated Reserve Fund Studies by qualified people. Who would be better qualified than the consultant that assessed the condition of condominiums in the GTA for CMHC? While many planners use standard or text-book life spans, GRG employs as-designed, as-built and as-maintained conditions as a basis for life-cycle costing. GRG also employs the Condition Index (CI) and Funding Index (FI) as gauges to assess the building condition and adequacy of funding. Using these tools, our plans often cost condominium owners less in contributions than a typical plan.
